We recently conducted an auction campaign for 1/7 Robertson Av, St Kilda East.
Based on the recent sales data obtained from the REIV, similar apartments were selling in the high $400′s to $500,000. A few larger apartments with extra dining or bedroom/study were reaching up to the mid $500′s.
The objective for the campaign was to generate strong interest in the high $400′s and hopefully with
competitive bidding push to $500,000 and above would be great!
The advertising campaign we designed had a strong focus attracting interest from buyers who live in the inner Bayside areas such as Elwood, St Kilda, Middle/Albert Park and Port Melb. This was achieved by advertising in the Bayside Weekly and Emerald Hill Times. There was also regular 10 line ads in the Age and the open for inspection list in the Age Domain.
The main thrust of the campaign was generated through the internet portals, which included an ebrochure campaign and priority listing on Realestate.com.au.
Total cost of the campaign was $3900 which also included high quality brochures, Photo auction board etc…
The result from the campaign was over 100 people going through the inspections, 5000+ internet visits and a sale price of $600,000… obviously well above the reserve!
The interesting fact from the campaign was that every buyer we spoke to, first noticed the property from the internet. From the total cost of the campaign $2,500 was spent on print media and $500 on internet marketing!
